Council tax for Conservatries

    Has anyone else heard a rumour that we will soon have to pay extra council tax on little luxuries we have in our garden?

    Such as the following....

    Greenhouses, Patios, Garages, Driveways, Decking, Conservatries and Summerhouses.

    I think that this is so unfair on us gardeners.I always felt that the garden was ours, as my parents pay their mortgage and so its rightful theirs. Not the council. I also read somewhere that the government have splash out £45 million on a computer, who will work out how much we all have to pay.

    I think that this is even more stupid than window tax that was in medieval times. How the hell is a computer going to know what you have in your garden?

    Jane - there has been a similar theme on this. It is 'wonder brain' again that a**hole John Prescott speaking before he has had time to get his brain into gear and realise the stupidity of the idea. Luckily it is an idea which apparently will only apply to England. In Wales we have had adjustments and hopefully his schemes will not apply to us.

    We've got something similar, called a tax on 'immobiles' it's simply a tax based on the market value of the property you own.
    If the market price of your property goes up so does your tax, if the neighbourhood goes down the drain your tax goes down with it. A bit like VAT, or an adaptation of WYSIWYG ... WaTSIWYP ... what they see is what you pay .... smiley - laugh

    It sounds like absolute rubbish to me because from what I can gather the assessors have no authority to enter your property to ascertain whether you have a greenhouse/patio/whatever. They might see stuff from the outside, but what can't they see? I'm interested to see what's going to happen with this one!

    Hi Plocket

    For some changes to the property you do need a special permit so that gets taken into account. You can't simply add a bit of house to an existing one without the propper paperwork ...

    But over here the system is quite basic ... A "straightforeward" valuation of your specific property by using the prices that similar houses / properties get on the market over the last couple of years... No need to peep through the hedge, just checking the official registration...

    Oh yes I understand about the paperwork William, but what about all the conservatories and patios etc. that are already up and invisible from the outside of the property. I do wonder whether assessors are going to be clambering up our walls and fences to see what's going on!

    I had a nice letter from our local authority a few weeks ago kindly inviting me to update them regarding any improvements we had made since 1990, such as garages, extensions, conservatories, additional bathrooms etc. This additional information would be used to ensure our property was correctly revalued next time around.

    Funny, I seem to have lost the letter...

    We have an Inland Revenue worker on our allotments who has been working on re-valuation. When the Govt. announced that re-valuation was on hold, all the short-term contracts for staff were terminated and he is now working on industrial valuations. So there is no plans to make any changes in the near future. I think they fear a Poll-tax like revolt?

    We have something similar here. Its called Stamp Duty whey you buy a secondhand house you have to pay stamp duty on the price of the house you are buying. If the house is under a certain price there is no stamp duty then it goes up in price bands so the dearer the house is the more you pay. So if there are 3 different houses involved in the chain they get 3 lots of stamp duty another name for tax smiley - grrsmiley - steam

    "Stamp duty" is something we have too ("Overdrachtsbelasting" = transfer tax) about 10% on top of the price when buying a house.... But the other tax - based on the value of the property - is an annual 'bonus' ....

    The UK press had an uneducated field day on this didn't they? The revaluation will be after the next UK election if at all. In Wales recently a lot of houses went up a band or so due to home improvements and very few went down. If you have a great sea view, live in a mansion, in a posh road etc (or like most us us the reverse) then nothing has changed from when they did the original valuations in 1990.

    For overseas folks - In the UK we valued houses in 1990 into bands (Band "A" upto £40k rising to band "H" over £lotsK) in April 1990 and this is what your local tax is based on. The Council then tax you on this. Obviously the actual prices of houses have risen so much that most young gardeners cannot afford to buy..... but that's another story!

    Here in Belgium its called "cadastral" and is based on square metres of living space - as far as I can tell. In order to change the size, façade or use of a building you have to apply for planning permission. We were doing all three to this old farmhouse so are a bit visible to the authorities.

    Once the work is done you then confess to the extended living space and pay the adjusted charge from the date of completion. Needless to say the planning people notify the cadastral people who then keep tabs on your progress. Funnily enough though, when we did our last lot of renovations to add 2 new bedrooms, both the bank manager and the notaire advised us to wait for the cadastral to catch up rather than inform them of our plans.

    Talking of extensions to houses here in Ireland you can add a 6 foot single story extension out from the original back wall of your house and it can be the full width of your house without needing planning permission. But you need a letter of confirmation from the architect that the extension meets all the regulations covering the by-laws etc. You can also put windows flat with the roof or dormo windown on your roof at the back of your house, but you cannot even build a 12 porch onto the front of your house without getting planning pernission let alone windown on the roof in the front. Strange or what.

    ..but only until 31 December! Then VAT will be at full rate across Europe - 21.5% in Belgium, 19.6% TVA in France etc. Unless the European Council defer it yet again when it decides next Tuesday. So you lose and then lose again? Unless of course you pay cash in hand, which is why France and Belgium introduced the lower rate in the first place....

    A long long time ago, before the Romans conquered the world around the Mediterranean, they had several wars with the Carthageneans (Hannibal & Co)- north Africa that is.
    Sometimes Rome won sometimes Carthage.

    Fed up with this constant threat Cato the Elder - an important Roman Politician (Churchill without cigar) ended every speach in the senate with this line. Which roughly translates "Oh yeah, and by the way I think Carthage should be levelled and whiped out"

    Eventually he got his way and the city was removed from the face of the earth

    So maybe by ending all your postings on the topic of your sweet peas, you'll get what you want too...

    No dilemna at present- when I joined the site about a month ago, it was because people were talking about sweetpeas and I wanted tips - I want to grow the biggest, bestest, smelliest sweetpeas in all the whole, wide world. Have read lots of good advice here and when I get my cold frame...........well!!
    - thought this might turn into a sweetpea icon but never mind!
